Endurance Estates is bringing forward proposals to create new homes at Land South of Sawtry

Delivering new homes, green space and community benefits for Sawtry

Endurance Estates is bringing forward proposals for a high-quality new neighbourhood on Land to the South of Sawtry.

The proposal will deliver 330 much needed new homes, including affordable homes, at a time when there is a pressing need for new homes in the district and nationally. The site is identified as a draft allocation in Huntingdonshire District Council’s emerging Local Plan.

The site is located to the south of Sawtry, to the southwest of Green End Road and west of Sawtry Services. The site offers an opportunity to create a well-connected, landscape-led extension to the village that respects Sawtry’s rural character.

It is in close proximity to the village centre, schools and services and well placed for access to the A1 and key routes to Peterborough and Huntingdon.

Endurance Estates is a well-established Cambridgeshire based property company

Our vision

A new neighbourhood delivering up to 330 much-needed homes including affordable housing
Enhanced green spaces and biodiversity including new woodland, new parks and green corridors
Improved connectivity creating new walking and cycling routes, linking Toll Bar Way, Green End Road, St Judith’s Lane and the existing village
A sensitively designed scheme that respects local heritage assets and preserves the rural character of St Judith’s Lane, delivering a lower-density development that is appropriate to the site’s setting

Creating new allotments giving residents the opportunity to grow their own produce and support healthy lifestyles

Local Infrastructure as the proposed development can deliver local investment should it be required

A new neighbourhood

The proposals will deliver up to 330 new homes that are carefully designed, high quality and respectful of the area. There will be a mix of different types of homes to suit local people, and the development will be thoughtfully planned at a lower density so it fits well with its surroundings.
Creating new allotments

Enhanced green spaces and biodiversity

Approximately 70% of the site area will be dedicated to public open space. This will include a range of different areas for people to enjoy, helping bring the community together and supporting active, healthy lifestyles. There will be allotments, children’s play areas, green spaces to relax in, woodland, walking routes and new landscaping that will significantly improve local nature and wildlife.
New allotments will also be created giving residents the opportunity to grow their own produce and support healthy lifestyles.
Improved connectivity and active travel

Improved connectivity

The proposals will be accessed via new junctions off Green End Road and Toll Bar Way. There will be no vehicular access to the site or new homes off St Judiths Lane. The existing character and function of St Judiths Lane will be maintained, with access for pedestrians and cyclists only.

Sensitive design which respects local heritage assets

The Masterplan promotes a sensitive design approach with the development shaped by the existing natural and built environment. Development will be significantly set back from the northern and western site boundaries. Development densities will reduce adjacent to these same boundaries.

Local Infrastructure

Endurance Estates are engaging with the Council and Local Service providers to understand the capacity of local infrastructure. The proposed development can deliver investment in local health, highways and education infrastructure should it be required.
